  • Gateway Northwest Apartments

    In 2012, TSAHC issued $12.2 million in bonds to construct the Gateway Northwest Apartments in Georgetown, Texas. The developer, Texas Housing Foundation, also used tax credit equity, Texas Department of Housing and Community Affairs HOME funds, and other equity to construct the nearly $22 million development.

    The mixed-income multifamily community of 180 units opened in 2015 and serves households with incomes at 30%, 60% and 100% of Area Median Incomes. The development has nine two and three-story residential buildings and a community building featuring numerous amenities and a pool. The development is green built with an Energy Star 3.0 rating. 

    The development qualified as a targeted housing need under TSAHC’s Rural and Small Urban Area targeted housing needs because it provided the public benefit of being constructed in a primarily rural community. 

  • Palladium Apartments

    Location: Midland, Texas

    Palladium Midland Apartments is a 264-unit multifamily development located in Midland, Texas that opened in 2016. TSAHC issued $24.7 million in tax-exempt bonds to finance the construction. The project serves TSAHC’s objective to provide affordable housing in smaller urban areas.

    Since 2000, the City of Midland’s population increased by more than 25% to 120,000 at the end of 2013. While home builders and apartment developers have worked to keep pace with the rapid growth, total housing units have only increased by 17%. This caused market rents in the Midland area to increase more than 20% since 2011.

    Rents for Palladium units range from $700 to $1000 for the one-, two-, and three-bedroom units, and 78% of the units are reserved four households earning up to 80% area median income. The rents are significantly lower than market rents which are approximately $1,100 to $1,500 for the same unit type.

    Amenities at Palladium include controlled access gates, a large fitness center, sport court, conference room, clubhouse, playground, large pool, high-speed Internet access, a business center, and a gazebo with covered grilling stations.  

  • Woodside Village Apartments

    TSAHC approved bond financing in the amount of $5,750,000 in July 2015 for the acquisition and rehabilitation of 92 units of affordable housing at the Woodside Village Apartments in Palestine, Texas.  The development meets TSAHC’s targeted housing needs for Rural and Small Urban Markets and At-Risk Preservation projects.

    The development’s units serve households at or below 60% of the area median income, and it preserves affordability for an additional 40 years under the terms of the proposed housing tax credit and FHA financing. 

    Woodside Village is located at the western edge of the city just off loop 256 and provides excellent access to jobs and community services. Tenants have easy access to shopping centers, health care and other community services along loop 256. The property is also within one mile of the UT-Tyler extension facility, which offers classes for associates and college degree credit.
