As a 501(c)(3) nonprofit providing affordable housing to low and moderate-income Texans, TSAHC offers several opportunities for financial institutions to obtain credit as part of the Community Reinvestment Act (CRA).
Grants, Program-Related Investments (PRIs) and Equity Equivalent Investments (EQ2) from financial institutions play an instrumental role in helping TSAHC serve more low and moderate-income Texans each year. At TSAHC, we consider our funders our partners in accomplishing our mission, and we take pride in our track record of putting our investors’ funds to efficient and effective use.

TSAHC provides low interest rate loans, down payment assistance grants and mortgage tax credits to teachers, fire fighters, peace officers, veterans, and low and moderate-income home buyers through our Homes for Texas Heroes and Home Sweet Texas Loan Programs, Qualifying individuals may use our programs to purchase a home or refinance their current mortgage. TSAHC relies on a network of participating lenders to help our clients access our home buyer programs. Mortgage loans originated through these programs are reportable under the Home Mortgage Disclosure Act (HMDA) and can help financial institutions meet the credit needs of their assessment area(s) within the state of Texas.

Property donations are critical to the success of TSAHC’s Affordable Communities of Texas (ACT) Program.
Using our unique statutory authority to own property tax-free, TSAHC acquires foreclosed and vacant properties from financial institutions or private individuals, and then partners with local housing developers to rehabilitate these properties and sell or lease them to low-income families. TSAHC relies on property donations to expand our ACT program and increase the supply of affordable housing in Texas.
TSAHC accepts donations of many types of properties in various conditions, and will work with the donee to ensure they receive the appropriate charitable contribution credit on their taxes.
