TSAHC Overview
TSAHC provides 30-year fixed rate mortgage loans, down payment assistance and mortgage interest tax credits through the following programs using a network of participating lenders. TSAHC also provides several resources to help borrowers find a REALTOR® familiar with TSAHC’s programs.
Mortgage Credit Certificate (MCC)
An MCC is like a money-saving coupon you can use every year on your taxes.

TSAHC offers a variety of home loan products, DPA programs, and MCCs for first-time and repeat buyers. Home Buyer Education
Educational Resources
Homebuyer education provides the greatest benefit when taken early in the home buying process (before searching for a home). At least one person on the mortgage loan must complete an approved home buyer education class to utilize TSAHC’s home buyer programs. The borrower’s name and the name of the education provider must be included on the completion certificate. Certificates are valid for 12 months from the issuance/completion date.
All classes must meet one of the following criteria:
HUD-Approved Homebuyer Education Providers
The provider of the homebuyer education class or housing counseling must be a HUD-approved counseling agency. The approved list is available on HUD’s website.
NIS-Approved Homebuyer Education Providers
The provider of the homebuyer education class or housing counseling must meet the National Industry Standards. The approved list is available on the National Industry Standards for Homeownership Education and Counseling website.
