The Affordable Communities of Texas (ACT) Program was created in 2008 as a land bank and land trust program to stabilize communities experiencing high rates of foreclosure. TSAHC partners with more than 25 nonprofit organizations across the state to acquire and redevelop foreclosed homes, vacant land and tax foreclosed properties, and then sell or rent the homes to low-income families.
The ACT program focuses on short to mid-term affordable housing developments. Housing is built or remodeled by our Local Partners to full fill the housing needs of their communities. In addition to partnering with nonprofits, TSAHC can help local governments manage local land banks, and work with for-profit builders in underserved communities.
Our land banking services help reduce the cost of holding land or homes that will be redeveloped for home ownership. TSAHC also provides nonprofit local partners with access to foreclosure listings available directly from lenders and mortgage holders.
TSAHC can help acquire and hold land in perpetuity, allowing the development of a local land trust that will reduce property taxes for low-income households and help preserve affordable housing for generations.
TSAHC can own and hold land for affordable rental housing. Joint Ventures are typically connected to housing tax credits and have specific project limitations. TSAHC participates in a limited number of Joint Ventures so schedule a meeting with us to learn more.
Our nonprofit Local Partners will receive access to foreclosed home listings through our partnerships with various financial institutions. TSAHC can help manage the process of purchasing available homes and transfer properties directly to Local Partners, if they wish to control all aspects of redevelopment.
