Down Payment Assistance (DPA)
Through our home buyer programs, TSAHC offers 30-year fixed rate mortgages with up to 5% down payment assistance to Texas home buyers.
At A Glance
- Can be combined with a Mortgage Credit Certificate (MCC)
- Open to first-time or repeat homebuyers
- Available as a grant or deferred forgivable second lien loan
- Requires credit score of 620
Mortgage Credit Certificate (MCC)
TSAHC’s MCC Program provides first time home buyers with a special tax credit that reduces your federal income taxes every year for the life of your home loan. Because the tax credit refunds a portion of your mortgage interest, it also reduces the total mortgage interest you pay every year. This program DOES have a first-time home buyer requirement (waived for Veterans and Targeted Area homes).

Homes for Texas Heroes
TSAHC’s Homes for Texas Heroes Program offers fixed-rate mortgage financing, down payment assistance grants and second liens, as well as mortgage credit certificates for teachers, police officers, corrections officers, fire fighters, EMS personnel, veterans
At A Glance
- Down payment assistance and fixed rate mortgage loans for Texas hero professions
- Open to public school teachers, teachers aids, school librarians, school counselors, school nurses, police officers, fire fighters, EMS personnel, veterans and active military, corrections officers, public security officers, and nursing health faculty.
- Requires a credit score of 620
- Can be combined with TSAHC’s Mortgage Credit Certificate (MCC) program
Home Sweet Texas
TSAHC’s Home Sweet Texas Home Loan Program is designed to help low and moderate-income Texans achieve the dream of homeownership. If you qualify, TSAHC will provide you with fixed-rate mortgage financing along with funding to use for your down payment.

- Not profession specific

- Requires credit score of 620 and certain income requirements
