Introducing the 2024 Texas Housing Impact Fund Investment Report
We’re excited to announce that the latest version of our Texas Housing Impact Fund Investment report is now available! The Texas Housing Impact Fund (THIF) offers financing for the acquisition and construction of affordable rental projects across Texas. It intentionally supports projects that create opportunities, healthier environments, more mobility, and a higher quality of life for low- and moderate-income families.
THIF provides short and long-term loans to developers seeking to build affordable housing, with an emphasis on empowering local nonprofit builders. Our loan products provide competitive rates and can be combined with other financing products to give developers the flexibility they need to create sustainable housing in Texas.
The loan size and flexible terms make it an attractive product for those looking to close a financing gap or leverage additional investments.
What’s New in The 2024 Report
For the first time ever, we put our report into a digital, interactive format that allows readers to get a bit more hands-on with the data.
We also spotlighted two recently funded THIF developments: Anacua Village and June West Apartments.
Anacua Village is a 100-unit mixed-income apartment community located in Mission, TX and developed by Anacua Village, Ltd, an entity comprised of the Brownstone Group and the Housing Authority of the City of Mission. Through the THIF, TSAHC provided a $2 million construction loan.
Developed by June West, LLC (an entity made up of Saigebrook Development, LLC and O-SDA Industries, LLC), June West is an 80-unit multifamily apartment complex located in Austin, TX. TSAHC provided a $1,200,000 bridge loan to June West, LLC in order to acquire the development site, as well as an additional $3 million in construction financing.
