Fire Fighter and EMS Home Loans
Day or night, fire fighters and EMS personnel are always there when we call, helping keep our homes and families safe. TSAHC's Homes for Texas Heroes program honors fire fighters and EMS personnel for their service to Texas communities by providing them with a low, fixed-rate home loan and a grant for down payment assistance.
To qualify for a home loan as a fire fighter or emergency medical services (EMS) personnel under the Homes for Texas Heroes Program, you must meet the following requirements:
Fire fighter: Any member of a fire department that performs a function listed in Section 419.021(3)(c) of the Texas Government Code. This includes permanent, full-time fire department employees who are not secretaries, stenographers, clerks, budget analysts, or similar support state persons or other administrative employees and who are assigned duties in one or more of the following categories:
- fire suppression
- fire inspection
- fire and arson investigation
- marine fire fighting
- aircraft rescue and fire fighting
- fire training
- fire education
- fire administration
- any other position necessary or customarily related to fire prevention or suppression
EMS Personnel: Any EMS personnel defined under Section 773.003 of the Texas Health and Safety Code. This includes full-time:
- emergency care attendants
- emergency medical technicians
- emergency medical technicians-intermediate
- emergency medical technicians-paramedic
- licensed paramedics
Down Payment Assistance for Fire Fighters and EMS Personnel
TSAHC provides low, fixed-rate home mortgage loans to help fire fighters and EMS personnel purchase a home. TSAHC also provides fire fighters and EMS personnel with a grant to help with down payment assistance and closing costs.

Mortgage Credit Certificates for Fire Fighters and EMS Personnel
Fire fighters and EMS personnel who are first-time home buyers can also take advantage of TSAHC's Mortgage Credit Certificate (MCC) Program. With an MCC, fire fighters and EMS personnel can take a portion (up to $2,000) of the annual interest paid on their mortgage loan as a tax credit every year. An MCC can save fire fighters and EMS personnel thousands of dollars over the life of their mortgage loan.
