TSAHC provides 30 year fixed rate mortgage loans, down payment assistance, and mortgage interest tax credits through two programs: the Homes for Texas Heroes Home Loan Program and the Home Sweet Texas Home Loan Program. These programs make buying a home more affordable by helping home buyers save on both the upfront and ongoing costs of homeownership.
TSAHC’s programs are open to first-time home buyers, as well as current and repeat home buyers. To qualify, home buyers must have a FICO credit score of 620 and meet certain income requirements.
Home buyers must also work with an approved mortgage lender and take a home buyer education course prior to closing on their mortgage loan.

I previously worked in the mortgage industry, and I always knew when it was time to buy a home, it would be through TSAHC. Utilizing TSAHC’s programs sped up my ability to purchase a home by a couple of years.
- Mireille Hernandez, TSAHC Home Buyer
Buying a home is the biggest financial decision we’ve ever made, and we couldn’t have done it without the down payment grant we received from TSAHC. I’m so grateful to loan officer Stacy Schriever and REALTOR® Debbie Patterson for introducing me to TSAHC’s programs, which made it possible for our family to finally purchase a home of our own.
- Felicia Bolton, Home Buyer
TSAHC’s programs make homeownership possible for many Texas families. I am proud to be a participating loan officer in TSAHC’s programs so I can help families like the Pilgrims achieve their lifelong dream of buying a home.
- Nicole Newton, Loan Officer with Prime Lending
I cannot tell you how grateful I am to TSAHC. We were really scrambling to figure out a financing issue with Cady Lofts, and you came through with a solution that allowed us to close on time. Without financing from TSAHC, we would have had to go back to the drawing board. I cannot tell you how grateful I am and what a resource and incredible gift TSAHC is to all of affordable housing.
- Sally Gaskin, Founder and President of SGI Ventures (developer of Cady Lofts)
It is inspiring to think what the apartments in Burleson Studios will mean for 104 of our Austin neighbors who have struggled with housing. They will have access to independent living and a place in a supportive community where they can find the resources and services they need to pursue their goals. We are grateful to TSAHC for their financing support for this community.
- Walter Moreau, Executive Director of Foundation Communities (developer of Burleson Studios)
Providing homeownership opportunities to hard working families is central to our mission. That’s why I’m excited to stand alongside TSAHC and others who helped create this community and celebrate the current and future families who will have an affordable place to call home that they own.
- Fred Huerta, Executive Director of Harlingen CDC (developer of Mesquite Woods Phase II subdivision)
The Housing Connection trainings are a great opportunity for attendees to learn new ideas and techniques that they can use in everyday situations to better serve their clients. The agenda of different courses available makes it very hard to choose from, as all the trainings are very much needed, and the scholarship opportunities make it easier for our agency to approve these types of events. I personally would not have been able to continue to serve our Fifth Ward CRC clients without the help of the Housing Connection trainings.
- Mary Guerra, HUD Certified Housing Counselor, Fifth Ward Community Redevelopment Corporation
With funding from the Texas Foundations Fund, we were able to meet our clients’ basic needs by providing essential access to medical, health and wellness services, along with three nutritious meals each day. Addressing these fundamental needs allowed the men to focus on the deeper issues that led to their homelessness in the first place.
- Steve Smart, Executive Director of Another Chance House (which provides supportive housing to men at risk of homelessness)
