We help Texas educators buy a home of
their own. 

At the Texas State Affordable Housing Corporation (TSAHC), we help Texans buy a home for themselves and their families. We are a nonprofit organization that was created by the Texas Legislature to help Texans achieve their dream of homeownership. Our Homes for Texas Heroes Program offers home loans and down payment assistance for public school teachers and other educators who work for a public school district. 


Are You Eligible?

The Homes for Texas Heroes Program assists teachers and other educators with down payment assistance and fixed rate home loans. 

In order to qualify for this TSAHC home buying program as an educator, you must: 

  1. Currently work in a K-12 public school in Texas, and
  2. Be a full-time teacher, teacher’s aide, librarian, certified school counselor, or school nurse

You may still be eligible for our Home Sweet Texas Home Program, which offers home buying assistance to Texans who don’t qualify under the Heroes program.

What Does the Homes for Texas Heroes Program Offer?

The Homes for Texas Heroes Program is designed to help Texans who serve their communities get the money and support they need to buy a home. The program serves educators, police officers, firefighters, EMS, county jailers, and correctional officers.  

If you qualify, TSAHC will provide you with a mortgage loan and funding to use for your down payment. You can choose to receive the down payment assistance as a grant (which does not have to be repaid) or a deferred forgivable second lien loan (which only has to be repaid if you sell or refinance within three years).


Are You A First-Time Home Buyer?

If you are buying your first home, you can also apply for a mortgage interest tax credit known as a Mortgage Credit Certificate (MCC). To qualify, you must meet certain income requirements and the home must meet certain sales price restrictions. The Eligibility Quiz will also help you determine if you qualify for an MCC. 

Plus, if you are a Texas Hero use an MCC and Down Payment Assistance together, your MCC is free—an additional $500 in savings!

The first step is to take our quick online Eligibility Quiz. This quiz will tell you whether you’re eligible for our assistance. 

If you are eligible, the quiz will then direct you to contact a participating lender in your area.  The lender will help you fill out the application.  You will not submit anything directly to TSAHC. 

You will also be required to complete an approved home buyer education course before closing on your home.  And while we don’t require you to work with a specific REALTOR®, you can also use this search tool to find a REALTOR® familiar with our programs.
